What Is the Difference Between a Mobile Home and a Manufactured Home?

The terms are often used interchangeably, but there is a technical distinction: manufactured homes are built after June 15, 1976 and must comply with HUD construction and safety standards. Homes built before that date are typically referred to as mobile homes. JCF Solutions buys both. Learn more on our We Buy Mobile Homes page.

Manufactured homes often have better financing options and resale potential than older pre-HUD units, but they still face significant challenges in the traditional real estate market.

Why Manufactured Homes Are Hard to Sell Traditionally

• Many conventional lenders will not finance manufactured homes not on permanent foundations

• Real estate agents often avoid manufactured home listings due to limited buyer demand

• Valuation is inconsistent – appraisers may have limited comparable data in rural areas

• If the home is titled as personal property rather than real property, traditional real estate processes do not apply

• Older manufactured homes may not qualify for FHA or VA financing, further limiting buyer options

These factors make JCF Solutions an ideal solution for manufactured home owners who want a clean, fast, guaranteed sale.

Why Manufactured Homes Are Hard to Sell Traditionally

• Ready to move into a site-built home or a different community

• Inherited a manufactured home from a family member

• Financial hardship requiring quick liquidity

• Home needs significant repairs or updates that are cost-prohibitive

• Relocating out

• Divorce or estate proceedings requiring fast asset liquidation

• Tired of ongoing lot rent, park fees, or HOA dues

Your Options for Selling a Manufactured Home

List With a Real Estate Agent

very few real estate agents specialize in manufactured homes. If the home is on a permanent foundation and titled as real property, a generalist agent can sometimes list it. However, buyer pools are limited and listings can sit for many months.

Sell Through a Manufactured Housing Community or Dealer

Some manufactured housing communities and dealers will purchase homes for resale. Dealer offers tend to be very low since they build in renovation and resale margin.

Manufactured Homes in the Carolinas

HUD code, and why 15 June 1976 matters

“Mobile” and “manufactured” are not the same word to a lender. Federal law drew the line on 15 June 1976: homes built on or after that date meet the HUD Manufactured Home Construction and Safety Standards (Part 3280, under the 1974 Act) and are properly called manufactured homes. Anything earlier is a mobile home. That single date is why some homes cannot be financed conventionally, why some agents will not take the listing, and why a cash buyer is often the only realistic route. We buy both sides of that line.

North Carolina — surrendering the title

North Carolina — surrendering the title. Where the home is affixed to land you own, the DMV title can be surrendered and cancelled under N.C.G.S. § 20-109.2 using NCDMV form MVR-46G. The land owner and the home owner must be the same party, or you need a long-term lease. Once NCDMV cancels the title, the affidavit is recorded with the county Register of Deeds and the home becomes part of the real property.

South Carolina — de-titling

South Carolina — de-titling. A manufactured home starts life titled as a vehicle. Converting it to real estate is called de-titling: you file a Manufactured Home Affidavit for the Retirement of Title Certificate with the register of deeds or the clerk of court in the county where the home sits, and the SCDMV confirms the retirement in writing. If a lien is still on the home, that affidavit goes to the clerk of court.

Affixed or not, we buy either

Whether the title was ever retired changes who can buy your home and how the sale is structured — but it does not change whether we are interested. If the home is still titled as personal property, the sale moves through the DMV route. If it was properly affixed and de-titled, it sells as real estate with the land. We handle both, and we will tell you which one you have.

None of this stops a sale. It just explains why these properties sit on the traditional market, and why we would rather do the homework ourselves than ask you to. Call 843-640-0685 or request a cash offer.
